-Pet fee is $75 per pet and there are breed restrictions. This fee is collected after your booking is confirmed via the AirBnB resolution center. Please check with us prior to booking. Your reservation will be cancelled without refund if you bring an unauthorized pet of fail to pay the pet fee within 24 hours of booking.
- By booking with us, you and all of your guests affirm the use of the pool, hot tub, fireplace, fire pit, and grill is voluntary and the use of these amenities is at your own risk.
-NO SMOKING (of any kind, including vaping and marijuana) is allowed on the property
-The occupancy limit is 14. Any number of unauthorized guests beyond this without prior approval will be vacated for trespassing and there will be a charge of $75 per person, per day over 14 guests.
- Absolutely NO PARTIES!
- No Third-party bookings
- The person on the reservation must have a valid working phone number, and we must be able to get ahold of you prior to and during your stay, if needed.
-We request that locals contact us prior to booking. Windows are NOT to be used as an entrance or exit to the home.
- No confetti, silly string, glitter, water balloons, hair dye or bleach.
-Quiet hours are from 10pm to 6am
- (There is a Minut noise detector in the unit that monitors noise decibels, no audio is recorded) 1st report of excessive noise = Warning 2nd report of excessive noise = $150 fine. 3rd report of excessive noise= Cancellation of reservation without refund.
- There will be an additional cleaning fee for an extremely dirty property.
- If you stay 10 minutes past the 11am check out time without our consent, you will be charged for an additional night at the current market rate without any discounts. The fee does not award you an extra day. Staying past 11:10am will be considered trespassing.
-There my be a delay with checkin for same day booking requests as the time depends on our cleaners schedule. We will get you in as soon as we can. Just know it may not be 4 pm. This is for same day requests, only. In addition, there may be a chance the hot tub will be unavailable as it takes time to heat. There won’t be a refund for this if it isn’t heated for last minute same day reservations.
-For the safety of you, guests, and neighbors, tampering with/blocking the Wifi/internet equipment, security system, video doorbell/noise detector, and/or exterior security cameras will result in a $250 fee
- No moving or disassembling furniture or décor. - $50 fee for every tv remote that isn’t returned upon checkout.
-The guest that books this reservation will be fully responsible for the entire cost of the reservation, any damages, and their guests that occupies the space. Owner nor any of their affiliates will be held liable for anything that happens to you or anyone in your group or those that occupy the space during any part of your stay. You recognize that there is no tenant/landlord relationship and that you are staying here as a guest and you agree to waive the Texas squatting rights. We do not allow for mail to be forwarded nor packages to be delivered to the property at any time.
Do not touch the pool equipment for ANY reason. It is on an automation system, and we will be notified if it is altered in any way and you will be held responsible for any damages or charges associated with it being tampered with.

The grill is NOT maintained by our cleaner and you will be responsible for cleaning it if you want to use it. We do not charge extra for its use.

We will not be held responsible for any internet or power outages that are beyond our control or any amenity limitation caused by an outage.

The pool is professionally cleaned/maintained once a week. Please know that leaves and some debris may blow into the pool despite it being cleaned. We will not refund for debris in the pool as this is beyond our control. A net is at the house should you wish to clear out any leaves/debris that fly into the pool.


If you’d like the pool and/or hot tub to be heated, we must be notified 24 hours after you book and it is $75/day for the pool AND hot tub or $25/day for the hot tub only. This must be paid within 24 hours after you book (or prior to checkin for same day requests) and will include ALL days of your reservation. There is a 3 night minimum to heat the pool.

There is a $75 pet fee per pet, and a 2 pet max. You must clean up after your pet outside. No pets allowed on furniture. You are responsible for any damages and additional cleaning fees, including pet hair removal. If you bring a pet without paying the fee, your reservation will be canceled without refund.

We will not be held responsible for items left behind.
- We must receive the first names, last names, and ages of all guests occupying the space. Failure to send this information prior to your reservation will lead to termination of your reservation without refund.

By booking with us, you are agreeing to all of the rules, guidelines, and policies shown throughout this listing. The pool, grill, and fire pit are to be used a your own risk and the owner nor any of their affiliates will not be held responsible for anything that happens to any individual as it pertains to their use during your stay.
